In one of the largest office space transactions in India this year, tech giant Google India has signed a 12-year lease agreement for a sprawling 620,000 square feet of office space in Gurugram’s prime business district, with a total rental commitment exceeding ₹671 crore.

The deal, which is registered with the Haryana government’s e-District platform, is in the DLF Cyber Park in Sector 72, Gurugram. The lease is five years and a commitment for Google to grow and consolidate in NCR.
Google will lease 13 office floors in two towers, Tower 2 and Tower 3, as per the registration documents in DLF Cyber Park. The rent for the first year is set at around ₹139 per square foot, and for a period of 5 years, the cost will escalate 5% according to the lease. The total cost of 12 years is estimated to be about ₹671 crore, including the base rent and maintenance.
This is a logical move as big tech companies in the world are rethinking hybrid work models and looking for more accessible, world-class office space. Gurugram has been dubbed the Millennium City, which has become a popular back office space as well as tech hubs and corporate headquarters because of the connectivity, talent and infrastructure.
Real estate experts say DLF Cyber Park, with its LEED-certified green buildings and location near the Dwarka Expressway, is a coveted location. The park already has a number of multinational companies, making it ideally suited to Google’s operations.

Gurugram’s Grade-A office spaces continue to see strong absorption, driven by the tech and professional services sectors,” said an industry analyst.
And DLF has been aggressively leasing large office portfolios to big multinationals and is seeing a surge of interest in it. For Google India, it will likely accommodate thousands of employees and have a central place in its engineering, cloud and business operations.
And neither Google India nor DLF have issued any official statement yet, but market participants see this as a strong signal of confidence in India’s office real estate market and the NCR’s economic potential.
