Best Cities for Real Estate Investment in India 2026: Top Property Markets to Watch

Real estate is one of India’s most closely watched investments, with urbanisation, rising incomes, infrastructure development and more demand from businesses and homebuyers. Investors need to be more selective in 2026, however. Property prices are already rising sharply in some major markets and affordability pressures are becoming more visible. Recently, the Indian market has shown that the top residential markets still have prices to come, but the pace and nature of demand vary significantly from one city to another.

2. Mumbai Metropolitan Region

The MMR was India’s biggest residential market in terms of sales volume in Q2 2026 with 24,112 sales, according to Aurum PropTech. Its property value was also among the highest in the country.

Another advantage of Mumbai is the commercial property market. Cushman & Wakefield reported about 6.60 million sq ft of office leasing in Q1 2026, up significantly year-on-year.

3. Hyderabad

4. Delhi-NCR

Delhi-NCR is another major investment destination because it has several employment and residential markets and is located in Delhi, Gurugram, Noida and Greater Noida. That diversity offers investors many options in premium, mid-segment and emerging markets.

The region saw 13,631 residential launches in Q1 2026, representing a 64% year-on-year increase according to JLL. Delhi-NCR also experienced more than 12% year-on-year housing price growth during the quarter.

5. Pune

Pune is still attractive for IT, manufacturing, education and services industries. Demand from professionals and students has traditionally supported residential sales and rental markets.

Pune had approximately 11,371 residential launches in Q1 2026, according to Cushman & Wakefield. The weighted average launch price increased 12% year-on-year during the quarter.

The city also recorded about 2.09 million sq ft of office leasing in Q1 2026, but that was lower than the corresponding period a year earlier.

Pune may be especially interesting for investors who are interested in buying property near established employment centres and transport corridors. But investors shouldn’t expect every newly developed suburb to produce a good appreciation.

6. Chennai

Chennai is increasingly important for residential and commercial real estate, supported by automobile manufacturing, technology, electronics, engineering and industrial activity.

In 2026, the residential market in the city was moving forward in a strong way. JLL noted that Chennai was one of the cities with a more than 12% annual increase in housing prices in Q1 2026.

With employment growth and housing demand in Chennai, it is important for long-term investors to purchase. Flood risk, water accessibility, connectivity and neighbourhood-specific infrastructure must, however, be considered when purchasing property.

7. Ahmedabad

Ahmedabad provides an interesting alternative for investors looking to access a large urban market without the associated property price pressures in Mumbai. Manufacturing, infrastructure investment, business activity and its link to the larger Gujarat economy all work well for the city.

Ahmedabad had around 2,570 residential launches in Q1 2026 with weighted average launch prices increasing 9% year-on-year, according to Cushman & Wakefield.

The city's office market was also gaining momentum; office leasing in Q1 2026 increased sharply year-on-year from a very small start-up.

A property near employment hubs, public transport and established social infrastructure will be much better for you than a cheaper property in an isolated development.

Investors also need to calculate the net rental yield instead of monthly rent. Maintenance charges and property taxes, vacancy periods, brokerage and other costs can reduce actual returns.

Another important aspect is the developer's track record. Buyers need to be able to verify if the approved construction was done, title documents which may be required, project registration if relevant, construction progress and possession timelines.
